New, 4,600-SF, Landscaped Terrace on 12th Floor Offers Terrific Views of Third Avenue, 45th Street

Rosenberg & Estis, P.C., New York’s leading real estate boutique law firm, opened its new, 4,600-square-foot terrace on the 12th floor of 733 Third Avenue. The law firm gained access to the terrace as part of the renewal and expansion transaction it signed this past year with building owner The Durst Organization at the Class A, 446,000-squarefoot office tower.
The 4,600-square-foot terrace features approximately 2,000 square feet of paving tile, surrounded by grass and other plants. The outdoor space features tables and chairs for approximately 70 people. The firm plans to use the space both during the day and as a warm, inviting space for nighttime use.
“When we reached out to The Durst Organization about gaining access to the unused space sitting right outside our windows, The Durst Organization was terrific about working with us to create an outdoor terrace from the space,” said Luise A. Barrack, the Managing Member of Rosenberg & Estis. “Having outdoor space is a really special amenity in a city where space is at a premium and outdoor space is coveted. We have been looking forward to the warmer weather to integrate this outdoor space into our offices and to be able to take a moment or two to enjoy the sun, the breezes, and the city views from our new terrace. It will also offer our members a spectacular space to meet with and entertain clients.”
Rosenberg & Estis is celebrating its 40th anniversary this year. Gary Rosenberg founded the law firm in 1975 to provide expert legal services to New York’s real estate community. Rosenberg & Estis recently signed a 10-year lease to renew the 30,522 square feet it already occupied on the entire 12th and 14th floors. The transaction also included a 7,442- square-foot expansion for the entire 19th floor and the terrace on the 12th floor. In addition, the law firm subleases 5,500 square feet of space on the 11th floor of 733 Third Avenue.
The 24-story 733 Third Avenue was designed by Emery Roth & Sons and constructed in 1961. Located on Third Avenue between East 45th and East 46th streets, the Class A office building underwent a complete renovation of the entry, lobby and elevator cabs in 2005, and now features a rooftop terrace.
