The Clock Is Ticking: What NYC Developers Need to Know About the June 15, 2026 421‑a(16) Deadline

NYC residential developers are you ready for June 15, 2026? The 421-a(16) / ANYHP Completion Date deadline for NYC new construction projects is rapidly approaching (the date by which the NYC Department of Buildings must have issued a temporary or final Certificate of Occupancy for all residential areas / dwelling units).

All 421-a(16) projects with a Completion Date of June 16, 2026 – June 15, 2031 must have previously filed a “Letter of Intent” with NYC Housing Preservation & Development and committed to use a less generous 421-a(16) affordability option or else they will be ineligible for 421-a(16) benefits.
