Firm Provided ‘Soup to Nuts’ Representation in Development of Residential Building with Ground-Floor Retail in SoHo-Cast Iron Historic District

—————

Rosenberg & Estis, P.C., served as legal counsel for KUB Capital LLC in the development of 150 Wooster Street, a mixed-use building in the SoHo-Cast Iron Historic District. The property features 10,000 square feet of retail space below six full-floor, luxury apartments.

Eric S. Orenstein, member; Robert M. Kessler, member; Frank E. Chaney, of counsel, of Rosenberg & Estis represented KUB Capital in the transaction. The team worked on all facets of the complex deal, including the acquisition, financing, construction contracts and the condominium offering, as well as working with the New York City Landmarks Preservation Commission to orchestrate a ground up construction project on the property and the New York City Department of City Planning on zoning issues and the Uniform Land Use Review Procedure, or ULURP.

“We worked very closely with KUB Capital on 150 Wooster Street,” said Orenstein. “Rosenberg & Estis provided ‘soup to nuts’ representation, assisting the owner in every aspect of the development of this exciting, new mixed-use retail and residential property.”

In order for KUB Capital to pursue the project, Rosenberg & Estis needed to guide the developer through a complex, multi-year process, which included zoning changes to remove restrictions on future tenants and hearings before the Landmarks Preservation Commission. R&E’s expert legal team and experience helped ensure approval for the project despite its complexities and the failure of the previous owner of the site.

Rosenberg & Estis continues to offer support and representation across all phases of the development process, a unique characteristic in today’s complex real estate world.
