2015 has been a banner year for lower Manhattan: the retail is more diverse than ever before and exciting projects are continuing to go up. With Downtown shedding its former commuter feel faster than the 4 train, it’s the perfect time to talk about the future of the neighborhood that hosts some of NYC’s most impressive skyscrapers, biggest tenants and best transportation. On December 10, 2015, Moderator Michael Pensabene and all-star panelists met at the beautiful 180 Maiden Lane for a discussion on the key issues that lay ahead for lower Manhattan.

6TH ANNUAL CONSTRUCTION & DEVELOPMENT UPDATE

In a city where space is at a minimum and costs are at a premium, developing new space can often mean thinking outside of the box. Richard Sussman dazzled the crowd as moderator at the Bisnow event which was held at the New World Stages on November 18th. He was joined in lively conversations with innovative panelists as they talked about everything from virtual design and construction to the strategies that are keeping office space competitive in the long run.

Nicholas Kamillatos, member, of law firm Rosenberg & Estis, P.C., was a featured speaker in a panel discussion at a meeting of the Small Property Owners of New York. The October 21, 2015, seminar, titled “The Rent Act of 2015,” addressed recent changes to the Rent Stabilization and Rent Control statues after the measure was signed into law in June by Gov. Andrew Cuomo.

Reasonable Accommodations for Animals in Housing

Featuring Bradley S. Silverbush – October 15, 2015 at Debevoise & Plimpton LLP

Bradley discussed a variety of issues relating to reasonable accommodation requests involving animals in residential buildings (public, private, condo, and cooperative units). Everything from what the City, State, and Federal laws require, to what owners and boards can and can’t do, and what they should do to insulate themselves from potential liability.

The discussions centered on the changes in the Rent Act of 2015 which extended the rent laws until 2019. The recent amendments increased the threshold for high rent vacancy, high income/high rent deregulation, added indexing to these deregulation thresholds, and modified the vacancy allowances permitted for apartments leased with a preferential rent. Also addressed were the changes in the language of the statute which has created confusion about whether an owner can include legally permitted increases to the legal rent subsequent to vacancy in order to bring the rent of the vacant apartment above the deregulation threshold or whether the apartment had to be above the legal deregulation threshold prior to vacancy for the apartment to be deregulated.

Also on hand were many clients of Rosenberg & Estis P.C. including HAP Investments, Justin Ehrlich of VE Equites, and Ziel Feldman of HFZ Capital Group.

The Young Jewish Professionals organization is a group focused on improving and expanding the social and professional lives of young Jewish professionals. The YJP provides business networking, mentoring sessions and social opportunities for the new generation of Jewish business leaders.

Rosenberg & Estis P.C. is honored to be working with the YJP.

A veritable who’s who of the NYC real estate community attended the annual gala for chashama. Since 1995 chashama has been connecting artists with temporary exhibition spaces in transitioning New York real estate. This year’s annual gala, the organizations 20th , was held in the Conde Nast Building in the Frank Gehry designed dining hall, and featured installations from over 30 artists that chashama supports.

Rosenberg & Estis P.C. attendees included Luise Barrack, Jason Davidson, Warren Estis, Robert Kessler, Michael Lefkowitz, Larry Mergentime, Blaine Schwadel and Richard Sussman.

The evening honored Barbara and Donald Tober, leaders in supporting the arts. Barbara is the Chairman Emerita of the Museum of Arts and Design and Donald is the Chairman and CEO of Sugar Foods Corporation.
