640 Massman Avenue, Nashville, TN: Rosenberg & Estis represented a Kaufman Jacobs entity in connection with the acquisition of a commercial property in Nashville, Tennessee containing almost 190,000 square feet on more than 11 acres (including 3 acres that could be developed in the future). The property is located approximately 3 miles from the Nashville International Airport and approximately 5 miles from Downtown Nashville.

Prior to the closing, the client entered into a lease with Fort Knox Studios covering more than half of the building for use as a music rehearsal facility. Fort Knox Studios seeks to revolutionize the music industry by combining all aspects of the sector under one roof, providing music groups with a unique environment where networking, inspiration, and innovation naturally occur.

Queens, NY– R&E served as legal counsel to The Durst Organization on the acquisition and financing of the development site of Queens Plaza Park in New York City. The project is a 77-story residential tower in the Long Island City submarket of Queens. Queens Park Plaza will feature approximately 1,000 residential units in the 1 million-square-foot, 77-story tower. Also, this purchase includes the historic Queens Clock Tower Building.

Pompano Beach, Florida: R&E represented Chris Partridge in connection with the acquisition (as part of a Section 1031 exchange) and financing of Shopper’s Haven, a strip shopping center containing approximately 210,000 square feet in Pompano Beach, Florida. The major tenants of the shopping center include a Bed Bath & Beyond, Winn-Dixie, Michaels, Walgreens and Bealls Outlet. Financing for the acquisition was provided by First Republic Bank.

Houston, Texas: Rosenberg & Estis, P.C. (“R&E”) served as legal counsel to Garrison Investment Group in connection with the refinance of a 251,316 square foot shopping center known as Southwest Fondren Village in Houston, Texas.

The shopping center is home to over 50 local and national retail tenants including Burger King, Planet Fitness, AutoZone, Shell and T-Mobile and is anchored by a 45,000 s.f. Fiesta Mart. The first mortgage loan was made by Pacific Western Bank and served to not only refinance the existing maturing CMBS loan, but to also make available future advances of funds for capital improvements.
