Charles Caldarola joined Rosenberg & Estis, P.C. in 2014 and is an associate with its Transactional Department. His practice involves all aspects of commercial real estate transactions, including financing, acquisitions, dispositions, leasing, and coop and condominiums for owners, developers, managers and tenants of commercial and retail properties throughout New York.

Prior to joining Rosenberg & Estis, Mr. Caldarola served as an Associate in the Transactional Real Estate Department at Herrick Feinstein LLP, where he specialized in providing legal services to owners and developers of condominiums. Prior to this work, he represented one of the largest advertising holding companies and one of the big three accounting firms in negotiating and administering leases nationwide, including extensive letters of intent and issues involving design and construction.

Notable Work

  • The creation of a commercial/retail condominium structure in connection with a $630 million debt restructuring for major Fifth Avenue commercial/retail building.
  • Refinancing of several New York cooperative apartment buildings with conduit loans.
  • The assumption of a $10 million commercial building loan with a restructuring of the SPE to accommodate TIC ownership.
  • Represented the debtor in the bankruptcy disposition of several commercial/industrial properties.
  • Represented the owner in the $8 million partition proceeding disposition of a residential apartment building in Inwood, N.Y.
  • Represented the seller in the $5 million sale of air-rights together with a 1031 exchange of properties on 42nd Street.

He received a bachelor’s degree from the University of California at Santa Cruz in 1977 and earned his J.D. at Fordham University School of Law in 1997. Mr. Caldarola served as Associate Editor of the Fordham Environmental Law Journal. He is licensed to practice law in New York.
